BTB REIT is a Canadian real estate investment trust specializing in acquisition, management and enhancement of commercial properties including office buildings, shopping centers and industrial assets. In a context where ESG criteria are becoming increasingly important in real estate management, BTB seeks to improve the environmental performance of its portfolio, while maintaining the attractiveness and value of its assets.
Challenges and objectives
BTB wanted to structure its environmental approach and better understand the energy performance of its buildings to identify improvement opportunities. The objective was twofold: maintain and improve the environmental certifications of certain buildings, while developing a decarbonization strategy across the real estate portfolio.
Our solution
We supported BTB through a structured approach, combining energy audits, environmental analyses and strategic decarbonization planning.
The main interventions included:
- Conducting energy audits as part of BOMA BEST certification
- Analyzing the energy performance of the real estate portfolio
- Conducting indoor air quality tests
- Water consumption audits
- Developing a decarbonization plan covering the entire real estate portfolio
- Identifying and prioritizing GHG emission reduction measures
Alignment with ESG Objectives
The audits and analyses conducted allow BTB to support their ESG strategy with a concrete quantified action plan for reducing GHG emissions.
Energy performance improvement
The analyses identified several energy optimization opportunities for mechanical systems and building operations.
Real Estate Portfolio Enhancement
The BOMA BEST certifications and the identified energy efficiency strategy contribute to strengthening the attractiveness of the buildings and their value.
