6600 Transcanadienne is a commercial building located in Pointe-Claire, Quebec. The property manager (BGI – Boidin Gestion & Immobilier) wished to achieve long-term reductions in the building’s energy costs and modernize certain equipment, while ensuring the project’s profitability, before committing to the necessary investments.
Challenges and objectives
The project began with a subsidized energy study to analyze the building’s energy consumption, power profile and key equipment. Several improvement avenues were studied including lighting, ventilation, building automation and power management.
The objective was to identify the most relevant measures, then confirm their technical feasibility, costs, available financial aid and profitability, before proceeding with the works.
Our solution
E’nergys supported the 6600 Transcanadienne project with a turnkey energy efficiency solution, from the initial study to the work execution.
The process was based on a subsidized energy study, followed by a letter of intent and a detailed feasibility study. The principle: if the detailed study findings were inconclusive, E’nergys would bear the cost, at no expense for the client.
Since the hypotheses were confirmed, the following measures were adopted for the project:
- Lighting modernization with fluorescent tubes and conversion to LED technology.
- Replacement of the main ventilation unit with a new central unit, incorporating a heat recovery wheel.
- Installation of a building automation system to optimize schedules, temperatures and equipment operation.
A significant energy bill reduction
The project targets annual savings of $37,364, due to an estimated reduction of 435,000 kWh in electricity consumption and 160 kW in peak demand.
Modernized equipment and simplified operations
Upgrading the ventilation system and install a centralized automation system to facilitate its operation.
An investment optimized by financial aid
The integration of $99,554 in financial aids reduces the project’s net investment to $175,446, resulting in an estimated payback period of 4.7 years.
